    We were named as the sole beneficiary of an estate that included her primary home.  What can we book as the value of the gift: the full value of the home sale, or the proceeds of the sale, which includes real estate and legal fees?

    The value of the estate as of the date of death or, more customarily, the date the estate was released. So, generally, the value of all assets before they were sold, unless the will required the sale of the assets, and for you to receive the cash.
